Elevating a Historic Family Home into a Modern Events Business

The Challenge

Kirtlington Park is an eighteenth century Palladian mansion between Oxford and Blenheim Palace, set within sweeping parkland and Capability Brown landscaped gardens. It remains a private house and the home of the Buxton family, with State Rooms, grounds and gardens that were built for entertaining and have recently been restored through a major redecoration programme to their Classical elegance.

The family wanted to shape this setting into a serious, sustainable events business. The ambition was to position Kirtlington Park as a sought-after destination for weddings, parties and celebrations, while preserving the character of a lived-in family home and maintaining a highly professional level of service.

To achieve this, the estate required a clear commercial strategy, defined products and pricing, realistic budgets and a dedicated events team, all aligned to the expectations of modern private and corporate clients and to the house’s practical realities.

Our Approach

In 2018, E+M+C’s Guy Rodger was engaged by the Buxton family to review the opportunity and build a viable events business for Kirtlington Park. Key initiatives included:

  • Clarity & Direction – conducting a full Business Review to define Kirtlington Park’s positioning as an eighteenth century private house with a twenty-first century approach to professionalism and service, and clarifying target markets across weddings, celebrations and private hire.
  • Market Reach & Influence – creating an events marketing plan to reach clients from West London, the Midlands and the Home Counties, using the house’s proximity to the A34 and M40 and its connection to Oxford and Blenheim Palace as key drivers of demand.
  • Systems & Structure – producing a detailed business plan and initial budgets for the events operation, setting out revenue streams, cost lines and investment priorities, and establishing a framework for day-to-day decision making.
  • Revenue & Performance – developing a commercially realistic pricing structure and forecast model, linked to achievable occupancy and average spend levels, to support profitable growth rather than simple volume.
  • People & Culture – assisting in the recruitment of a dedicated events team and continuing to head that team as a consultant, embedding professional standards, responsive client service and a culture that respects both the family home and the demands of the events market.

The Results

With a clear strategy, defined budgets and a professional team in place, Kirtlington Park has developed into a respected Oxfordshire venue for weddings, parties and private events. The State Rooms, gardens and grounds are now presented as a flexible, high-quality setting supported by trusted local and London caterers, including a specialist Asian caterer.

The new events business is attracting prestigious bookings and building a strong reputation as both a popular wedding venue and a distinctive party house. Performance is managed against agreed budgets, giving the family confidence in ongoing investment and future growth.

Impact

Kirtlington Park illustrates how a private family estate can evolve into a commercially robust events venue without losing its sense of home. Through E+M+C’s continued advisory role, the Buxton family benefit from experienced leadership, disciplined planning and active support in the marketplace.

The project now informs E+M+C’s wider work with historic estates and country houses, where balancing heritage, privacy and commercial performance is essential.
